North East Worcestershire (NEW) College - Estates Manager

To manage the operation of the Estates department spread over four sites (approx 45,000sq metres) across Bromsgrove and Redditch. To oversee all works relating to site maintenance, security, cleaning, catering and caretaking departments ensuring that the College is fully operational, presentable and safe.

Responsibilities: I am responsible for an Estates team of 10 spread across the College sites, ensuring that all areas are opened at 06.00 and closed at 22.00 providing safe access to both staff and students. I am responsible for the security of the site, CCTV, in-house maintenance, caretaking and BMS (branch management system).

With the restructure of the Estates team in 2011 and the removal of Head Caretakers, my role increased by taking on those posts and tasked with ensuring that all mandatory safety testing was carried out successfully and that the team shift rotas were in place ensuring staff cover at all times.

I am the main spokesperson for the Estates team in all H&S and departmental meetings and am able to communicate professionally at all levels within the College. I am responsible for the annual budget amounting to £1.5 million and am required to provide up to date financial reports on maintenance costs and utility consumption expenditure to the Finance Director on a regular basis.

Countrywide Residential Lettings - Senior Branch Manager

Countrywide (CRL) is the largest Residential/Commercial agency in the UK owning approximately 500 estates organisations, such as Dixons & Bairstow Eves.

Responsibilities: My role was to not only manage the office in Dorridge, but to also oversee the
operation of all residential lettings across the West Midlands covering a total of 13 offices. I managed my own time effectively ensuring that all offices were visited regularly but also that my own office's targets were not hindered by my absence. I was responsible for all staff appraisals within my office along with the task of appraising managers within each of those offices and was actively involved in recruitment along with any disciplinary or performance management threats. Also to promote the companies work ethos and boost productivity to in turn boost income.
Achievements: I was also in charge of setting up the referral link between our Estate Agents (total 41 offices) in order that we could offer clients the option to rent out their home until such time as the sales market improves. This become very successful and subsequently allowed other regions to follow suit.

I passed CRL's level 2 (Advanced Legal Comprehension) which is equivalent to ARLA 2 and received awards for outstanding achievement for 2008 and 2009. My extensive knowledge of locations, fluctuating trends and housing legislation allowed me to become more involved in assisting our surveying team and in project managing refurbishment projects (both residential and commercial).

Hollier Browne is an Estate/Lettings/Block Management and Surveying agency. My role
was to oversee and manage their residential property management department operating from their 3 offices.

Responsibilities: These included lease renewals of AST's, re-registration of regulated tenancies, HMO legislation, marketing when properties void, accounting to clients, assisting in block management and attendance of AGM's, court attendance for possession orders, insurance claims, advising clients of the ever-changing housing legislation and regular dealings with tenants from all backgrounds.
Our client based included The Church of England and the University of Birmingham.

Achievements: To double the client base and income within 5 years along with gaining Association of Residential Letting Agents (ARLA level 1 within my first year).

Responsible for the day to day management and the overseeing of clients property portfolios. Collecting rental incomes in excess of �5 million per annum from student accommodation and commercial retail premises. Involvement also in commercial management and block management.

Responsibilities: Regular communication with clients, tenants and guarantors regularly along with external suppliers and contractors. To also prepare all inventories and schedule of conditions along with ensuring that all furnishings were suitable for use and clean.
